UK state pensioners who hold an S1 form from the UK Pension Service retain access to the Spanish public health system on the same terms as Spanish workers. Non-resident British homeowners who let their Marbella apartments seasonally still owe Spanish rental income tax at 19%–24% and must file a quarterly Modelo 210 declaration. The UK-Spain double taxation agreement does not eliminate the Spanish liability; it merely gives credit against UK tax on the same income.

Buying property in Spain requires no residency status — but every transaction for a UK buyer now flows through the standard non-EU route. Budget €2,500 for the NIE, the apostilled passport, and sworn translations.
